Resolution calling upon the Department of City Planning to file an application to amend the text of the Zoning Resolution in regard to creating R2-N, a contextual Residence District for areas with single-family homes on lots less than forty feet in width.

Whereas, R2 and R2-A Residence Districts are limited to single family detached homes, but require a minimum lot width of forty feet; and
Whereas, R3-A requires a minimum lot with of twenty five feet, but allows single family and two family homes; and
Whereas, There is no Residence District for single-family detached homes on lots less than forty feet in width; and
Whereas, The construction of two family homes on narrow lots can cause certain “quality of life problems”; in the affected neighborhoods; and
Whereas, Section 201 of the New York City Charter allows, inter alia, the Department of City Planning to file an application for changes in the Zoning Resolution; and
Whereas, Such an application will be considered and reviewed in the manner set forth in Section 200 of the Charter and will undergo such environmental review as is required by law; now, therefore, be it
RESOLVED, That the Council of the City of New York hereby calls upon the Department of City Planning to file an application to amend the text of the Zoning Resolution in regard to creating R2-N, a contextual Residence District for areas with single-family homes on lots less than forty feet in width.
